COVID-19 UPDATE – OFFICE CLOSURE – MANDATORY SHELTER IN PLACE – LEASING UPDATES
The safety and well-being of our residents is paramount. In the interest of public health, the North Berkeley Properties office is closed until further notice. Employees will be working at home and occasionally monitoring emails when possible but staffing and delayed communications are to be expected.
Please note that the Alameda County and the City of Berkeley are under ‘shelter in place’ orders starting at Midnight tonight and lasting until
April 7 at the earliest May 1st (extended by City / County). Only essential travel (eg: grocery store, gas station, etc.) is being permitted. For the most up to date information from your local government please go to:

Maintenance / Repairs
Only critical repairs will take place (eg: clogged toilets, leaks, smoke detectors, etc.). These are repairs that may pose a life, safety, or sanitary issue. The County and City are allowing travel for essential repairs and maintenance only.
Non-essential repairs (eg: broken blinds, flickering lights, dripping faucets not causing damage, etc.) will not be assigned and residents should postpone submitting these until the shelter in place is lifted.

Leasing / Apartment Showings
Open houses of occupied units will be postponed at this time. Leasing paperwork may be delayed and resident or applicants will be given additional time to complete all leasing steps.
Select units will be listed online but we will not be doing any showings as these units are occupied by current residents that are living there and sheltering in place. We will be uploading pics / floorplans of the specific unit and temporarily leasing units sight unseen. If you see a unit please check all applicable information (eg: rent, start date, lease end date, utilities, etc.) to make sure it suits your needs. Applications can be submitted online on our main webpage. Please disregard the application question asking if you have attended a physical showing of the unit – instead just confirm that you have seen the units pics and floorplan listed online.
We can sign leases remotely via DocuSign and we have a portal activation for paying the application fee and security deposit fee. We may be implementing ‘holding deposits’ ranging from $100-250 on the unit in order to reserve the unit for you while our office is closed. If you are not offered the unit we will not charge a holding deposit. However, if you are offered the unit the option to pay the holding deposit will be done next in order to reserve the unit. Once paid, the holding deposit shall be non-refundable.
Some people have expressed concern about the lack of available units and have been asking if there will be units for rent. The reality is that the COVID-19 situation has impacted leasing through Berkeley and much of Northern California. Most property managers in Berkeley show their units around Feb – April and these units are typically occupied and being lived in when they are being shown for future move-in for June – August. Due to the shelter in place all showings of occupied units have stopped and put on hold. There are still units available for future move-in but it’s no longer possible to show these when they are occupied by residents.
Property managers in Berkeley are considering all available options – virtual tours, sight unseen, etc. Some units may also just go vacant on May 31st when most leases end and then units will be shown when they are empty.

Please note that due to high demand we do not have the capability to email prospects when an apartment becomes available or help them act as a broker to look for their ideal apartment. Please refer to our website for updates on our available units.
Rent Payments / Billing
Residents are encourage to use their online AppFolio portal for payments. We will have a 24/7 drop box at the front door but please note that the surface is not sanitized dailiy and is a surface that requires physical contact.
Move-Ins / Move-Outs
There are currently no impacts to apartment move-in or move-out dates. Building maintenance will be working to prepare vacant units for move-in as housing is being deemed an essential service.
Residents moving out can return keys using the 24/7 drop box – please use the provided key return ziploc we send as part of the move-out packet. You can also make your own by using a standard envelope / ziploc bag labeled with your apartment address. Please do not return loose keys to the dropbox as they are impossible for us to identify and a lost key charge may be assessed to the security deposit.
Typically the office distributes keys from the main leasing office on move-in day. We are evaluating options like scheduled appointments at the units or at the office to hand out keys. Please expect an email update in the future regarding move-in procedures.
