Office Resuming Operations – Appointments Only and Facial Coverings Required for In-Person Visits / Move-Ins & Move-Outs Occurring As Scheduled / Leasing Updates

The safety and well-being of our residents is paramount.  In the interest of public health, the North Berkeley Properties office is CLOSED to walk-ins without an appointment.  Employees will begin working part-time at the office providing essential services to residents (eg: maintenance, move-ins, move-outs, etc.)

All those visiting the office for their appointment must wear facial coverings per local health mandates.

We will try our best to staff and answer phones on weekdays between 10am – 1pm, 2pm – 5pm but we are under limited staffing.  Visitors should make an appointment to move-in / pick-up keys or for handling business that cannot be done online, via email, or via the phone.

If you are dropping off keys for move-out or a payment / invoice please use our sidewalk drop box.

Maintenance / Repairs

Residents should continue filing repairs online.  Building maintenance and repairs are working as normal and unaffected.  Specialty repairs requiring outside vendors (pest control, HVAC, electricians, etc.) may be delayed but are still ongoing.

Apartment move-ins are proceeding as scheduled.  The office will send out welcome emails to all future residents confirming key pick-up dates, start utilities, etc.  Move-ins and key pick-ups will occur at the main office by appointment only.  Please be sure you schedule a day / time to pick-up keys.  Refer to the move-in email which is sent out 2-3 weeks before your move-in date.

All move-out packets have been mailed out to residents moving out by June 15th.  Please reference the mailed cleaning checklist and make sure all keys, parking remotes, etc. are returned in the mailed ziploc.  Keys should be left in the provided ziploc which can then be dropped off at the office via the secured rent drop box outside by the front door.

Please make sure you have submitted a move-out form with a forwarding address with your security deposit!  We make every effort to refund your deposit as soon as possible but if there is no mailing address there will be a delay.  Do not wait until all roommates have moved out and gone their separate ways before getting everyone to sign the move-out form.

If you are disposing of any large / bulky items, furniture, or e-Waste – please email with your name, location, unit #, and types of items for disposal instructions for your building.

Leasing / Apartment Showings

Open houses of occupied units will be postponed at this time.

Select units will be listed online but we will not be doing any showings as these units are occupied by current residents that are living there and sheltering in place.  We will be uploading pics / floorplans of the specific unit and temporarily leasing units sight unseen.  If you see a unit please check all applicable information (eg: rent, start date, lease end date, utilities, etc.) to make sure it suits your needs.  Applications can be submitted online on our main webpage.  Please disregard the application question asking if you have attended a physical showing of the unit – instead just confirm that you have seen the units pics and floorplan listed online.

We can sign leases remotely via DocuSign and we have a portal activation for paying the application fee and security deposit fee.  We may be implementing ‘holding deposits’ ranging from $100-400 on the unit in order to reserve the unit for you while our office is closed.  If you are not offered the unit we will not charge a holding deposit.  However, if you are offered the unit the option to pay the holding deposit will be done next in order to reserve the unit.  Once paid, the holding deposit shall be non-refundable.

Please note that due to high demand we do not have the capability to email prospects when an apartment becomes available or help them act as a broker to look for their ideal apartment.  Please refer to our website for updates on our available units.

Applicants are advised that leasing is currently being done on a first come first serve basis and offers are being made to applicants that apply and are ready to put down a holding deposit even if they may not have seen the actual unit in-person.  We cannot guarantee a unit will still be available for showings when it goes vacant as it may be pre-rented by another applicant.  We also cannot hold a unit for an applicant until the unit goes vacant.

Rent Payments / Billing

Residents are encourage to use their online AppFolio portal for payments.  We will have a 24/7 drop box at the front door but please note that the surface is not sanitized daily and is a surface that requires physical contact.

How to View our Listings

To view “Vacant” units you will need to pick up a key from our office located at 2115 Shattuck Avenue in Downtown Berkeley. Our office hours are weekdays from 10am-1pm, 2pm-5pm – the last key checkout time is @ 4pm and keys must be returned within a 2-hour checkout window or before the office closes.

For all other units that are “Currently Occupied”, you must contact the office via email to be placed on the showing list. These units are occupied and can only be shown via a schedule showing coordinated by our office.

If you view a unit and are interested in applying please feel free to fill out an application from our website and submit a $40 per person processing fee.
